Terms and Conditions
1. Booking
When booking, we ask you to pay a booking deposit. The amount will be 30-40% of the total rental – the exact sum is calculated automatically, and depends on length of stay, season, etc.
We will confirm the total rental price with you via e-mail. The balance of this total will be due at time of check-in (see also point 2, below).
2. Damage deposit
When you check in we will ask you to pay the remaining balance, and in addition a damage deposit which is refundable on departure. The damage deposit is 150 EUR (or more in some cases, e.g. for long stays). The damage deposit will be refunded on the day of check-out, provided that there is no damage to the apartment.
Please note that you will be held responsible –
a) For all deterioration of the condition of the apartment and its contents caused by you, any member of your group, or by any of your guests. You are also responsible for all damages sustained by a third party which result from an act committed by you, by a member of your group, or by any guest invited by you or by a member of your group.
b) For ensuring that all doors and windows are kept securely locked at all times.
c) For leaving the apartment in a reasonable state of cleanliness at the end of your stay.
Any such damage or neglect may lead to a deduction from the damage deposit, and possibly additional costs if the damage should exceed the deposit amount.
3. Personal property of the tenant(s)
Arcadia Apartments will not be responsible for loss, theft or damage to the property of tenant(s) or their guests, or for any consequential effects thereof.
4. Cancellation Policy
We cannot be responsible for the effects of factors beyond our control, including bad weather, illness, changes in your travel plans, or travel delays.
If a booking has been made for an apartment, but the client fails to inform us of their decision to cancel the planned stay (“no-show”), or informs us of cancellation less then 30 (thirty) days before the booked arrival date, we unfortunately have to charge full compensation. A cancellation fee will be debited automatically from your credit card; the amount of this fee being equal to the full rental amount, less the amount of the deposit already paid.
If you inform us of cancellation in good time, prior to 60 days before the booked arrival date, then we will not charge a cancellation fee, and we will return your booking deposit.
If you cancel less than 60 days but prior to 30 days before the booked arrival date, we will not charge a cancellation fee as described above for “no-show”/ cancellation at short notice. However, in this case we unfortunately cannot refund your booking deposit.
5. Exchange of the booked apartment
In case of necessity, we reserve the right to exchange the apartment you have booked for a different one of equivalent or better standard.
