Terms and Conditions

1. Booking/Damage deposit
When booking for short time (days) we do not ask the tenant to pay deposit in advance. When booking for long time (weeks, months), we ask tenant to pay a booking deposit in advance, which is 20-30% of the total rental amount and in case of cancelation less then 2 months before the booker arrival date or in case now show we will not obliged to return a deposit.

2. Rental/Check in
If arrival to the apartments for shot time tenant have to pay the total rental amount while checking in plus 100 EUR damage deposit, refundable on departure if no damages to the apartment were done.
If arrival for long time tenant have to pay the one month rental amount while checking in.

Please note that you will be held responsible –
a) For all deterioration of the condition of the apartment and its contents caused by you, any member of your group, or by any of your guests. You are also responsible for all damages sustained by a third party which result from an act committed by you, by a member of your group, or by any guest invited by you or by a member of your group.
b) For ensuring that all doors and windows are kept securely locked at all times.
c) For leaving the apartment in a reasonable state of cleanliness at the end of your stay. Any such damage or neglect may lead to a deduction from the damage deposit, and possibly additional costs if the damage should exceed the deposit amount.

3. Personal property of the tenant(s)
Arcadia Apartments will not be responsible for loss, theft or damage to the property of tenant(s) or their guests, or for any consequential effects thereof.

4. Tenants further agree that:
a) Tenants shall commit no damage to the fabric of the premises.
b) Tenants shall not assign or sub-let or allow any other person to occupy the premises without Landlord’s prior written consent.
c) Tenants shall not make any material or structural alterations to the premises (including changing the locks to the premises) without

Landlord’s prior written consent.
d) Tenants warrant that the leased premises will be used only for residential purposes.
e) Tenants shall comply with all building, zoning and health codes and other applicable laws for the premises.
f) Tenants shall not make noise that may cause disturbance to neighbors (for example loud music), especially between 10 p.m. and 8 a.m.
g) Tenants shall keep the main entrance door securely looked at all times whether the tenant is present in the flat or not.
h) Tenants shall return all keys to the Landlord on the date of termination of the Agreement.

The tenant won’t have animals and smoking in the apartment.
i) In case the Tenants fails to comply with any of the above mentioned conditions on paragraph 4. the Landlord has the right to impose a fine on the Tenant (s) or retain an appropriate amount from the Deposit. The minimum amount of fine 100 EUR.

5. Tenants further agree that in the event of any breach of the payment of rent, Landlord shall have full rights to terminate rental contract immediately (prior to the termination date); and in such event the Deposit sum will not be refunded to Tenants.

6. Tenants further agree that in case the Tenants decide to cancel Rental contract before the termination date then the Landlord shall not be obliged to refund the Caution sum. However, a partial refund may be made at Landlord’s discretion.
